Zakaat is due only on the rental income

Q: if a person has  a rental property and he has to pay Zakaat:

1. Does he pay on the Gross amount earned / nett amount?

If he pays for a rental company to look after he has to pay the commission and also he has to pay the rates and water?

2. Does he subtract the expenses then pay Zakat on that amount.

In the Name of Allah, the Most Gracious, the Most Merciful.

As-salāmu ‘alaykum wa-rahmatullāhi wa-barakātuh.

Zakah is to be paid on the nett amount after subtracting ones expenses, commission, light, water and electricity bills and liabilities which are non-zakatble.

The zakah will be calculated based on one’s personal financial condition and according to the rules of Zakah Computation.

(وشرط افتراضها: عقل، وبلوغ،

وإسلام، وحرية) والعلم به ولو حكما ككونه في دارنا.

(وسببه) أي سبب افتراضها (ملك نصاب حولي) نسبه للحول لحولانه عليه (تام) بالرفع صفة ملك، خرج مال المكاتب.

أقول: إنه خرج باشتراط الحرية، على أن المطلق ينصرف للكامل، ودخل ما ملك

بسبب خبيث كمغصوب خلطه إذا كان له غيره منفصل عنه يوفي دينه (فارغ عن دين له مطالب من جهة العباد) سواء كان لله كزكاة

وخراج، أو للعبد ولو كفالة أو مؤجلا

قَالَ: (إِذَا مَلَكَ نِصَابًا خَالِيًا عَنِ الدَّيْنِ فَاضِلًا عَنْ حَوَائِجِهِ الْأَصْلِيَّةِ مِلْكًا تَامًّا فِي طَرَفَيِ الْحَوَلِ) أَمَّا الْمِلْكُ فَلِأَنَّهَا لَا تَجِبُ فِي مَالٍ لَا مَالِكَ لَهُ كَاللُّقَطَةِ
