Must I pay the arrears demanded by Mr. Azharuddin?

I have rented a part of a building from mr. azharuddin in 1996 according to aggreement we were increasing the rent by 10%every year. then in 2001 he sold the building to dr. nusrat. we did make any aggreement with dr. nusrat ,however we regularly paid the rent without any increase. in 2010 dr,nusrat sold it back to mr. azharuddin. now mr. azharuddin is demanding 10%increase for each year for 10 years as arreas. AM I REQUIRED TO PAY THE ARREAS AS DEMANDE BY MR. AZHARUDDIN?

According to shariah Azharuddin does not have right to ask extra rent of ten years; because that time Dr. Nusrat was the owner of the house and the matter of rent is related to the owner not any third person.
