Answered as per Hanafi Fiqh by Darulifta-Deoband.com
I want to know on what things we have to give zakah. (1) I have land but I am not getting any profit from that land it costs 2 lakhs. Shall I have to pay zakah on this land? (2) I have house, which costs 30 lacks and I have loan on that some of 7 lakhs. I have given this house on rent. I am getting Rs 9000 per month as rent. I have taken 1 lakh deposit amount which I kept in bank. Shall I have to pay zakah for this amount? (3) I have shop which costs more than 8 lacks but it is under construction. I am not getting any benefit from this amount. Shall I have to pay zakah for this? Please answer my queries as soon as possible. I have to pay my zakah before Ramadan. Answer

(Fatwa: 1445/883/H=1432)

(1, 2, 3) If you did not purchase the land, house and shop with the intention of business, rather you bought it with the intention of residence, farming or doing any business in the shop, then in this case there is no zakah on its value.
(b) Whatever debt you have, you should deduct it and then calculate the business materials, rupees and jewelleries. If they reach up to the nisab or exceed it, then deduct the quantity of the debt and then calculate the total price and pay 2.5 % as zakah.
