Can deposit amount be used as karz?

I have one home which I am giving on rent for paying guest. The deposit and monthly rent decided as Rs.50000/- and Rs 3000 per month respectively. Sir, my question is may I use the deposit amount i.e. Rs.50000/- as a KARZA for my personal use with a niyyah to return the same amount to my paying guest in the time of completion of agreement. In short, my question is that is deposit amount an AMMNAT or what? Can we use that as karza?

The amount of deposit is a trust with you. If you have spent something from it then it shall take the status of debt. And it shall be alright to pay it as a debt.
