Charging the lessee a fixed rent

Q: I have a flat/shop which I want to give on rent.

a) If I take a heavy refundable deposit and no monthly rent

b) If I take a Heavy refundable deposit and nominal monthly rent

c) If I take 50 % refundable deposit and %50 monthly rent

Is it Halaal and as per Sharia

Bismillaah

A: In order for the leasing to be valid, it is necessary for the rent to be fixed. Apart from charging the lessee a fixed rent, there is no need to take a deposit from him.

And Allah Ta’ala (الله تعالى) knows best.
