Can I take a house on rent by paying an advance amount?

I am living in Navi Mumbai giving rent of 13000 per month and I have given advance of 50000 which would return when I leave this rented property. Now I have chance to increase my advance to 5 lakh rupees which would reduce my rent to 2000 per month and 5 lakh would get return whenever I leave with prior notice. Is it legal for me to do the same?

According to Shariah it is not lawful to get a house on 2000 monthly rent (which is very small as usual) by paying five lakh rupees in advance. It is a form of getting benefit from loan which Hadith speaks to avoid.
