Can I give a bigger deposit to bring down my house rent

I am from tamil nadu India and would like to ask about taking house on rent.

it is normal that tenants give an advance deposit to the house owner before occupying the house. however, in some cases, we as tenants try to bargain and bring down the rent by asking the owner to take a bigger deposit instead. is this bargain allowed for a muslim who wants to take the house for rent.

using the same deposit amount concept, owners (both muslims and others) who need a good amount of money for some purpose but do not want to approach banks for loans for some reason decide to give their houses on rent with high advance amount and very low rent. is it allowed for a muslim to get a house on rent in this scenario.

in some cases, the deal is that the house owner agrees for zero rent in return of a huge advance amount. the tenant is allowed to use the house for an agreed period of years. this is called as house leasing. is it allowed for a muslim to get a lease house in this scenario.
